When we were ready to list , they developed an excellent pricing strategy and kept us informed and involved about how and why. Kathy was recommended to us from a long time family friend. We worked with her for over a year looking for a home, and we found her and her work beyond exceptional. The email service that she and her husband Terry provide take all the ambiguity away from other real estate websites. For a while, we could not find any house of interest, until a burned and gutted house came up. We decided to go look and meet Kathy for the first time at this awful house. Kathy knew everything about the house already and was very prepared to tell us not to buy the house... unless we really wanted it. During our preliminary meeting they showed up with far more information and were far more prepared to tell us about the value of our house and our selling options than any of the other realtors we had met with. The process of selling your house can be complicated and at times frustrating, but Terry and Kathy were there to walk us through every step of the way! They would reassure us and answer questions day and night whenever we had any issues, as well as provided a detailed timeline of what to expect and when to expect it. We met Kathy Sullivan at an open house for one of her listings. Her enthusiasm for that home (which we did not buy), along with Terry’s sophisticated analytical work, caused us to select The Sullivan Team as our go-to broker for buying and selling two homes. In the past, we've worked with other brokers in the Boston area and there is simply no comp for Kathy Sullivan. She is in a class by herself, as is Terry.

Terry is one of the smartest guys in the business. Kathy Sullivan and her team worked with us as a buyer's agent when searching for our first home. Upon meeting Kathy, we knew instantly that her real estate expertise and knowledge of the North Shore would be beneficial in finding us a house, but we never expected the level of committed and care that we got throughout the process.
We had a unique house hunting situation, as we were initially living abroad when we started our search AND due to have our first child within only months of wanting to find and buy a home. When the search became frustrating, and we were ready to throw in the towel and rent something after touring a dozens of houses, Kathy lifted our spirits, telling us to hang in there because our house was still out there and she'd find it for us...and she was right!
The day we found our home, Kathy rearranged her Saturday evening plans to meet us in her office so we could go over paperwork and finalize an offer before the open house the following day. She had done her homework before meeting us, explained the research, and helped us arrive at a price that was competitive. She worked with us until 10pm that evening, making sure that all of our questions were answered and that we felt comfortable and confident with our offer. Her hard work and determination paid off when the following evening (less than 24 hours later) our offer was accepted by the sellers without a counter-offer!
When it came time to inspect the home Kathy was right there, making assessments and putting in her own opinion when necessary. We valued the fact that she was mindful of our investment, but also had the knowledge to guide us when making decisions that might affect our purchase or our home in the future.
Our house closed in less than a month. Kathy was relentless while working with the brokers and lawyers to make sure our closing date was not missed. The closing went smoothly, and we were able to move into our house just in time to give our baby the home we always wanted.
And, on top of all that, the entire Sullivan Team was a joy to work with. We feel like we've not only gained a real estate partner, but friends that we'll maintain a relationship with far beyond the purchase and sale.

Then yo follow up with comprehensive, innovative marketing plans - not just an open house and an advertisement, but a thought out program of the most marketable attributes to various buyer groups and an aggressive followup plan that is executed by your entire team. The brokers tour. The design and placement of the advertisements. The additional marketing materials to provide to buyers. For my antique house in Beverly, you even got me a cover article in the real estate section of the local paper. You cover all the bases. Once the deal is brewing, you offer realistic, informed, straightforward negotiating advice that have my best interests at heart. You leave me in the driver’s seat, well armed with the pros and cons of all my options. Then the closing process - you have a well oiled machine that can - and has - handled every curve ball thrown at it with grace and skill. Throughout it all, you and your team are always available and always informed on the current status - how do you do it?
On the buyer side, your web program is the best for providing timely, comprehensive information on the market. I never would have gotten this house without the daily email of new listings. On the negotiations and inspection processes, there have been more complications, all of which your team handled beautifully. The extra effort to dig up the building permit status on my Danvers house saved me major headaches in the long run and provided documented data to negotiate with. And the contractor you arranged was first rate.

Now that Nancy and I are settling into our new home, I am happy to respond to your questionnaire about our experience working with you and Terry. I’ll answer your questions first, and then add a few comments of my own.
Why did you choose to work with us? It was a real no-brainer. When we decided to relocate to the North Shore, I looked up the web pages of three or four realtors and sent our inquiries. You were the first to reply, your response was the most enthusiastic, and your web page was always informative and up to date. You took the time to show us a range of possibilities, zeroed in quickly on our needs, and were imaginative in meeting them. Even your receptionist recognized my voice on the phone after the second call. Given that kind of treatment, how could I be satisfied working with anyone else?
What were the highlights of our working together? The real highlight was getting the house we wanted, which we never could have done without you. But there were also three moments along the way that were revealing. The first came when you drove us past a listing that we planned to see later--until you saw how enthusiastic we were about it. While Nancy and I were peeking in the windows, you were on the cell phone with the listing agent, trying to get us inside immediately. That’s when I realized you weren’t one to waste time. The second was a few days later, when we were preparing an offer on a very competitive property. Terry joined us and the two of you battled back and forth about the precise details of the offer until you were both satisfied. That’s when I realized that the Sullivan Team wasn’t just a slogan; you were a real team, with high expectations of one another. The last highlight came when that offer turned out to be unsuccessful, and you were more upset than we were. That’s when I realized that you don’t like to lose. So those were the highlights for me--learning that you move fast, you work as a real team, and you don’t like to lose. That’s when I knew we were going to end up with the house we wanted.
What could we have done better? Well, maybe one little thing: suggesting that we establish a local checking account in advance of the closing. We should have thought of that ourselves, but a reminder would have been helpful.
What did we do that you liked? Everything. Most of all, we liked the fact that you really were working for us. At every point along the way, you were clearly on our side--assessing locations, evaluating asking prices, raising questions, pointing out potential problems, recommending attorneys and home inspectors--right down to arranging the time and place of the closing for our convenience.
May we use you as a reference? Only if you want me to tell the truth. Here’s what I’d say to anyone who asked:
If you’re considering buying a house in the North Shore area, you can’t do better than the Sullivan Team. There are lots of good brokers around, but three things put the Sullivans at the top of the list: attitude, teamwork, and reputation.
When they’re working with you as a buyer, the Sullivan’s attitude is that they are your agent. They’re on your side every step of the way, and when you’re trying to buy a house in a seller’s market like the North Shore, that’s a tremendous advantage.
The Sullivans really do work as a team. That starts with Kathy and Terry, of course, but it extends to every member of their staff. We worked with them for two months to find the exact house we wanted and close the deal, and there wasn’t a moment when we didn’t have the full support of everyone in their office.
